The chosen site presents additional challenges to the project – the collapsed seawall serves as evidence of the coastal erosion and rising sea-levels which will affect the site. This meant that certain parts of the building needed to be lifted to cope with site. The pad and beam foundations provide the needed support for the building on sandy soil.
The sun and high temperatures present from November to March are a challenge to the comfort of the user. The site is blessed by the ocean breeze which is exploited through passive ventilation explored in the concrete/breezeblock design as well as the provision of airboxes for the spaces.
